Bufaf,

I live in Delta and my Google Earth just crapped out....trying to reload.

I'm confused....Richardson Highway runs mostly North/South...and ATM is downtown in IGA building....I'll figure it out.

That's about the going price for a decent 5 acre parcel.

I Found it!

Your land is about 25+ miles NW of Delta in an area locally know as Tenderfoot Hill. It's a high hill that rises above the Tanana River and most of the area has a great view Southward toward the Alaska Range and Mount Hays. The hill is covered with birch trees.

The few folks I know in that area are good to go....I don't hear tales of hippies and druggies from that area.

Across the Richardson Highway is a mining trail that goes in 20+ miles.

There is moose hunting in that area especially across the river. The river isn't much for fish but incoming clear rivers are great for grayling. The Tanana is a glacier silt laden river that can be run with a jet drive boat and experienced operator.

If your parcel has a view, it will sell quickly ....in my opinion.

Good luck!

It looks like your lot is lower on the hill facing north with 300' of elevation rising up behind it. Am I interpreting the maps correctly?
