Top round and sirloin would be considered lean (extra lean actually), sirloin would be the more tender of the 2.

Lean and tender when grilled? How about unicorn tenderloin? How about a venison back strap? It should be tender if you don't overcook it, med rare is perfect for backstrap or tenderloin.

A lean beafsteak would be a London Broil, but lean means less flavor, and tougher.......
A better answer is Elk or Buffalo.
