This one isn't an auction type land sale, it's a first come/first served deal. I don't think there is a Veterans discount on this sale either. Not a state land sale, it's a Mat Su borough land sale.

The state also has over the counter land sales in addition to the land auctions.
I looked at the Mat-su list, either too expensive or too remote for me. Seems like the best bet is looking for land on the open market as the prices are the same, but more accessible lots show up now and again.

Seems like the best bet is looking for land on the open market as the prices are the same, but more accessible lots show up now and again. That depends, the lot we are looking at is a couple of lots up from one that is for sale on Craigslist and they are asking double what they paid for it. All we need to do is be the first accepted application into the mat Su and the lot would be ours.

I bought two adjoining lots 11 years ago near Montana Creek, north of Willow. They were on the Mat-Su land sale program. Good lots and very cheap but I looked at a lot of them. Many of the offerings were unusable; under water, steep ground with nothing flat enough to build on or too remote. The two I bought have year round access, power on the back side of the lots, good drainage and flat. I haven't done much with them other than clear a little and put in a driveway but I'll be putting a cabin on it in the next year or two.
The process was pretty simple. Just like yours it was a first come, first served deal.
Chronographs, bore scopes and pattern boards have broke a lot of hearts.

How did you manage to get your packet to them at the right time? Not that I'm too worried about this particular parcel but it doesn't hurt to get a jump on the competition.

When I bought mine they had a deadline and I just went in with the packet and a check prior to that deadline. It was pretty simple. A day or two later I had to go to recording to pick up the deed.

They let you submit the packet early? I was told they wouldn't accept it early.
