I hate to sell it, but I won't be getting up there much anymore.

1,400 SF downstairs and up. Upstairs has two small bedrooms, with one bedroom downstairs. It also has a basement. One Bathroom, but plumbed for a second in the basement. It's on one + acre inside Libby MT only minutes from the river and to Lake Koocanusa.

The shadows in the rear drive shot would indicate the rear faces south.

Looks like a nice place. If that house was in my part of Montana (Columbus), the price would be at least $150,000.00 and the rent would be around $800.00-$1000.00 per month. I think I am low on both figures.
I think that is a pretty good deal especially with that much land with it.

Almost moved to Libby in the 80's ,chose Big Fork instead.

Libby is just about perfect if you want small town living with awesome hunting and fishing just outside of town.

The reservoir is minutes away, you can cruise all the way to Canada on it.
Elk , bear ,deer ,wolves, you name it ,that area has 'em
and NO state sales tax !

Think they filmed "The river wild" outside of there.

All city utilities and services. The address is 233 W. Larch, Libby.

I just spent $6,000.00 to have the place cleaned up and some new flooring installed, completely painted inside Navajo white, bathroom spruced up, and the forced air oil furnace burner serviced and new filters.

It's ready to move into.

Also...the lot could be subdivided and has a good usable foundation on the back (west) end. It would be great for a shop, rental, MIL quarters, etc.

Actually it is. It's in the east end of the Pacific NW and gets some weather modification, accordingly.

The address for all you Zillow lookers is 233 W. Larch, Libby.
