Looks like a nice place. If that house was in my part of Montana (Columbus), the price would be at least $150,000.00 and the rent would be around $800.00-$1000.00 per month. I think I am low on both figures.
I think that is a pretty good deal especially with that much land with it.

Almost moved to Libby in the 80's ,chose Big Fork instead.
Libby is just about perfect if you want small town living with awesome hunting and fishing just outside of town.
The reservoir is minutes away, you can cruise all the way to Canada on it.
Elk , bear ,deer ,wolves, you name it ,that area has 'em
and NO state sales tax !
Think they filmed "The river wild" outside of there.

About 70% if you do the combo. I've never been closed out and have been lucky.
