Amish around close to me have driven it up quite a bit, they are selling high priced land back east and this land seems like a bargain to them, was around 1200$ per acre now some as much as 2750$ .

Timber-creek bottom rec. land here is bringing more than farm land , everybody from the city wants their little piece of heaven

Recreational land runs approximately $10k/acre if you can drive to it, and $5k/acre if you can't. Lake or stream front will be more, God help you if it's fronting the Kenai river. City land runs $100k/acre for 1/2 acre and larger lots, smaller lots are more per acre.

Boss just bought another section, half in wheat, half pasture for $700/acre. He gave $1000 for the 1375 acres we added last year.

Depends. Just up the road there are a few 5-6 acre lots that are going for a million each. But they've got views that have Mt. Rainier, Mt. St. Helens, Mt. Adams, Mt. Hood, and Mt Jefferson as well as the upper third of the Willamette valley.

Wine country at the bottom of the hill is a lot less, but still expensive at about 25K per acre. Timber land is all over the place.

I have seen the price around my little farmette go for cheap to ridiculous to me anyway prices. River frontage within a mile of me starts at $7500/acre and go as high as 20,000 the smaller the acreage the higher the price/acre. Off river depends, improved pasture 2500-3500 wooded a little less. Timbered land depends on the price of timber at time of purchase. YOu go up or down river 4 miles or so and the price/acre drops because it is larger tracts of land. Couple years ago I was trying to purchase another piece of land and wanted to put 22 acres of my place up as collateral the bank appraised it at 7500/acre. It is mostly pasture with river frontage.

Richard, now that I think about the $250/acre has probably doubled since the Bakken came into to play.



Unless you get a neighbor deal it's hard to buy land if you are trying to make it pay through cows or wheat.


Outside money(oil or whatever) is impossible to beat.



I think it's 3-5 acres per month for a cow around here?
(6-12 month grazing season depending....)

Again I'm not sure but some of the hardpan BLM country might be 6-10 acres a month?

Weather has been ideal lately.

Big healthy calves so far, all that 'high dollar' winter feeding must be paying off....

Couple psycho heifers in a row though.

That takes at least another 1-2 hours a day with therapy.


Broke a rope and my two favorite sticks yesterday.....


Other than the knotheads and pushing in a prolapse it's been great so far(knock on wood...).

Mennonites and Amish have really had an influence on land prices here. Plus, this is one of Kentucky's best farming areas, and local farmers aren't shy about pulling the trigger if they want a farm. The latest to sell was a farm one place over from me, it brought $11,000 an acre for 240 acres. Four Mennonite families from Pennsylvania bought it, and will divide it up between themselves. It was pretty good land, mostly all tillable, with several good buildings. But, the Mennonites don't care about the buildings, as they prefer to build their own style.

Land to build houses on like 4 ac. are going for 15-20k per ac. Farmland is going for 10k per ac. Way up north in Upper Mich. you can buy fairly decent wooded land for 600 per ac.

Around here gated pipe irrigated farm land on the east side of town is $2000 acre plus or minus. If it is west of town towards Wyoming it runs from $2500 to $5000 for most of it. Smaller is more. Further away from a town it gets cheaper.
