I’m working a deal on a $33 million dollar property complete with 4 ponds stocked with Bows, Bass, and pan fish the size of a 14 boot.

3 thousand acres of pristine grazing land surrounding by timber and prairie dogs breeding across all the open, low, grass lands.

4 shooting stations for pdogs.

Bunkhouse, 2 in-laws quarters, huge stable, indoor/outdoor riding area, shop, and heavy equipment facility with tools.

And a small little 12k sq ft, one level hut for the bride and myself.

I should close on it in my next dream.

2415 an acre or thereabouts, I don't think 1000 head would carry the note. 500 pair? Nah.

Interest alone on 30 mill at 2 is 600 grand a year. Nah.

Once Gibson bought it, it was no longer really a working ranch, but a trophy.

When Gibson had it there were more cattle than ever. But, the ranch was bigger then (45'000) acres and it was overgrazed those years. When Gibson sold it to Kent Williams, the ranch only had their own cattle for a few years and he started laying off his employees (mostly my family members), and downsizing and turning it into a horse riding/boarding business.
Gibson hardly ever was around, and was good to the guys.
Right now any of the grazing is down with other ranchers cattle.
Before Gibson, the ranch was probably the #1 Polled Hereford ranch in the world.

I have nieces and nephews that grew up there and my son worked there for 10 years.
None of them planned on moving!

Anyway, whichever one of you that buys it I will offer my guide services ---free!

A couple of friends were floating the Stillwater through the ranch. Mel flagged them over and popped beers all around. Nice guy.

Personally, having lived on a big and well-known Montana ranch, all I see is work and upkeep ($). At age 59, even if I had the money, no thanks.
