Washington state is pretty much the same. If squatters claim they are homeless, law enforcement will not do anything.

I had a similar problem with a 100 acres of land that was left to me by my mother . Trespassers riding atvs , poachers and dumping garbage . I leased it to a local guy and his 2 sons to hunt for $1 per year with and understanding that he would keep folks out . Problem solved .


You can't leave a property vacant and not expect some low-lifes to take advantage of your absence .

3.File a lawsuit. ...
4.Have the squatter removed. ...
5.Handle any belongings left behind.

If someone left me property anywhere in Oregon, Washington, or California - I would sell it immediately. The Oregon coast is a nice place to visit (especially if you can avoid going near Portland), but I wouldn't want to own anything there.

And no - the Oregon coast is not all public.

A friend in Anchorage had a fourplex and one of the tenants refused to pay and he couldn’t kick them out as it was winter time.

So,,he moved in with them. Walked in and went to the bathroom where the woman was showering, dropped his pants and took a crap. Stripped off to his drawers, went to the fridge and helped himself to the cold beer and went to the couch and stretched out..

They left that evening.

Didn't they (WA) recently pass laws about eviction of houseboat and cars?

Its pretty strange for both given the Anti-California-Emmigree sentiment that abounds in both states.

Fella that owns the pasture I keep steers in just went through this last week.

Homeless camp squatters on the property. Called police and they rousted them out. Wouldn't arrest them though.

He suggested we burn everything left behind. Tents, clothes, food, bikes...

Depends on the County and it’s ordnance / laws on eviction of squatters. In Multnomah County, the largest county in Portland. Squatters do not have any rights.

Police won’t legally remove a squatter, if the squatter says they have a legal right to occupy the property.

Property owner can ask the squatters to vacate within 24 hours after providing a written - and posted on the house notice.

If squatters refuse to leave, owner goes to court and files for a mediation hearing. Should the squatter show up, the mediator tries to persuade the squatter to leave....If the squatter doesn’t appear for mediation, the court rules in favor of the property owner and provides a letter from the court to vacate the property within 4 days.

If the squatter still doesn’t leave after the 4 day notice of vacate. The owner must return to court to have a “Writ” performed by the court which allows LE to remove the squatter, physically, if necessary.

Good Luck! Yes, Oregon is a messed up beyond repair State.

I personally know a landlord and property owner who every few years would come a cross a squatter trying to reside on one of his many properties. He would tell them they had 24hours to leave. If they didn’t, he would constantly check the property waiting for the squatters to leave for errands or what-not.

Owner would kick the door in and he and his workers would load all the squatters contents in his hauler. Locksmith was called and lockes were changed....Contents were hauled to a landfill....This was 16 years ago. Laws/ordnance’s have changed.

We once rented a condo in LIncoln City, OR for a few days. At high tide the waves beat against the foundations of the building, right under our deck. A monster wave would have filled the livingroom.

I've stayed at rentals and camped there on the coast. It is beautiful.

The public beaches there are WAY different than the situation here in WA.
I live on an island and public beaches/access is about as rare as a Trump flag in King county. Lol. Nearly everything to at least low tide is private.

Anyway, good luck to the OP's buddy. Sounds like he's gonna need it.
