I would specify that the 2 x12 be plated with plywood. The knots in the 2 x12 will shrink and fall out. The holes will become an entry point for mice. This is a cheap fix during construction All I've built and seen built t would have the rim joists sheathed when the exterior walls are sheathed. The sheathing is extended beyond the sill plates to tie the wall to the floor assembly. Even if you didn't do that the mice would have to get past the siding to find a knothole. That's a pretty good assessment. The problem is most severe with vinyl siding. Good idea This technique is also superior regarding wall bracing and hold down resistance

Lumber crazy expensive right now A job I am working on was supposed to be started in spring but was pushed back due to covid, cost the builder an extra $10,000 in lumber price increases. That is a substantial hit to take right off the bat. Sorry to hear this Luckily, my big projects got done prior to the supply issue and resulting price increase .

The old man (my father in law) has been talking about getting a Wood Mizer for 4 or 5 years.
Typical senior citizen pipe-dream shît talkin fantasy.
He’s pissed away so much time now watching Gunsmoke, the emerald ash borers have just about finished off the ash on this place.
Take a look at the Norwood mills. A bit cheaper and seem to have all the conveniences a guy needs to put out lumber in a hurry....

To the screw and glue its the way to go! The only fasteners that failed ,at our house during the earth quake, were deck screws. They were too brittle, and snapped like a twig! I believe if the deck had been glued also, the screws would not have been an issue!

Good (not drywall) screws have gone through the roof price wise . I swear they have almost doubled in three or four years
