That's a "massive" ranch? Seems very overpriced, but considering the move to rural from high population density states the past few years, maybe not.

$5,312 an acre seems high...
It would cost a fortune to chop it up into 2 acre lots... and put in all those cul-de-sacs...

It would cost a fortune to chop it up into 2-acre lots... and put in all those cul-de-sacs... there was a 1400-acre ranch south of town going for 20,000 an acre, a strip of land right against the King Ranch, I think they may have broken it up into smaller acreages.

Antlers Ranch’s lands sprawl over 16,000 deeded acres. It has control of over 40,000, according to Live Water Properties. Umm... the amount of "control" on the govt. lands lease is up for debate. I have a different opinion on who "controls" that.

There is /was a great big ranch south of Bozeman, late 80's - early 90's, that was so expensive at the time there were only 3 bidders. The Federal Gov't, A Japanese investment group & Ted Turner.
The locals wanted the gov't to get it as their intention was to keep it wild, but it was more money than they could spend. The locals were happy that Turner got it if not but for 1 reason, to keep the Japanese away.
Turner had new fence installed around the entire perimeter & just that was mega bucks.
