Finally found our retirement home, and it came with a Mobile Home (MIL quarters) at no value. It's actually in very good condition, all appliances, central heat and air. A big attached deck and car port. Don't know the maker, it's a 2 bed 2 bath 960sqft built in 2009. It actually has it's own address, and the tax assessment is $8200. I don't really need it or want it. Since it has water, power and septic I was going to put our 5th wheel on the pad. Just curious if it is worth more than just getting it towed away. It's in the Ouacihta area of AR. Way back when in MN we used old mobile homes as hunting cabins. As long as one kept the roof tight they worked out pretty well.

I gave a mobile home away to remove it from my sight line. They aren’t cheap to move.

That's what I was thinking, if someone will tow it away and not mess up the property I might be ahead of the curve.

I don't know. It depends on condition, of course. But an acquaintance was in the market for a mobile home lately and I was surprised at how much they were selling for. There might be some money in a 2009 model.

The person I know bought his from a dealer who sold new and used mobile homes. Often, the dealer would refurbish a used mobile home then resell it.

It there's a dealer in the area, it might be worth your time to have him come out and make an offer.

Scroll Craigslist and local classifieds, you might be surprised. Plenty of folks who own trailer parks are happy to pay cash fast for clean ones.

A small 2009 single wide in good shape would easily bring 12-20 k around here depending on model and condition. It would originally have sold in the 35-50k range and would bring 600 - 700.00 per month rent. Double wides started at 65k for a small economy model back when I was shopping in 2007 and went up to 140k for bigger luxury models. A friend of mine was looking last year and said you could spend 180k on a big one now.



Edit,

I just went to a central NY mobile home dealer web site and found you can now easily spend 100k on a 1200 sq ft. single wide and 284k on a nice double wide.

What do they rent for down there ? A small two bedroom in nice shape will bring 650.00 per month average here.

I'd like to have one to use for a storage room! Not allowed to develop land here with a singlewide, except temporarily IIRC.

A friends mother in law married a trailer park owner. He took her $40,000, bought 5 trailers and she gets $2000a month from that.

It actually will be a storage room for awhile, along with it's shed until I take full possession of the property. Rent back till the owner finds a new home. I will check with some dealers and perhaps try the Craigslist thing, although I don't like what one gets coming to your property from a Craigslist add... Not going to open a new trailer park LOL.

Leave a bunch old underwear in it and deduct $20,000. Just say the underwear was Bills. Clinton's are all about deducting underwear.

Find a mobile home park that will move it for free. They advertise all the time. Move it into their park and sublease it to a single mother. You might not get rent but.........

Some states do not allow them to be moved on public roads after XYZ years.

I forget details, but it might be 10 in Georgia. Don't take my word for it though. Call a mobile home seller in your area. They might also give you an offer.
