1.79 acres, house, garage, modest pole barn and a shed. Out by Canyon Ferry lake on the upper Missouri River in the rain shadow of the Elkhorns.
Still sinking in as I didn't see as possible even a few years ago.
Anyways, pretty jazzed it came together and wanted to share with all you landed gentry types. Bye bye rent, hellooooo mortgage... Move in next weekend. Note, it has thawed out since the pic, for awhile.

Congratulations! I built our first house a year after we married. In this area rent is 30% higher than the mortgage payment would be if you purchased that same property. Asked my banker why anyone would pay $2,500/month to rent a 2000' house. He said I'd be surprised how many high income families can't save the down payment.

Montana.... No wood cutting necessary. Shop might get one but the house is rolling propane heat. It's a windy place. I look forward to looking out at the sideways snow next winter a fair amount more than shoveling! Heck, I'll be on the road, hopefully the wife gets into snow removal. Will be driving my ass off, getting it done.
A few more tidbits. Fully fenced for a dog. We're looking. Has some yard irrigation, we're planning some upgrades and more plantings. . Otherwise it is a prickly pear flat... We think this was the 3rd or 4th place put in out here so we have some established trees the fancy new places won't for some time.
Friends of the family, fsbo, unlisted.... Found out about it the same day we pulled out of another deal. Yahoo.

This is great advice.
My wife and I bought a small house 10 years ago and we have one payment left on would was a 30 year mortgage.
Paid extra EVERY month and that makes a big difference when you start chopping away at the principle.

Congratulations, and nice looking place. The wife and I have bought two houses, the first tin 2005 in Arkansas, and the second in Alaska. I never get tired of the views in Alaska. My brother-in-law from FL loves to come and visit. In the summer, he will just sit out in the back yard for hours in awe of the mountains.

That is very good advice. I think we did $200 - made our 100K 30 year morgage paid off in 15, with about $100K saved in interest.
