It isn't really where my wife wants to be, but it's as close as we can realistically get with my work. She'd like to be NE Oklahoma but I don't have work opportunities there for a teansfer. We are in the planning phase as I can't really transfer until spring of 2023.

We currently live on 11 acres in SE Colorado. We'd ideally like something rural again 5-20 acres, and I would like something that's centrally located to Newton, Wellington, and Arkansas City for my work. I work on call and have 1.5 hour report time once called, so I'm trying to ideally find some place that allows me to work all three places. I'd prefer the shorter commute towards Newton as that is probably where I'd work the most.

Anyone on here from these areas that have an idea of where I should be looking?

The trouble with being closer to Newton than the other two is it puts Wichita right in your way. You'd want to go east, like Potwin/Towanda area in my opinion. My sister/Bro in law live down by Winfield and its pretty rural, but that then becomes a long ways to get to Newton.

400/54 corridor running east/west through Wichita just keeps developing further and further east and west. 30 years ago there was defined farms between Augusta/Andover/Wichita. Now it is nothing but development. The 96 bypass around the northeast side of Wichita is doing the same to the northeast. Luckily when I drive through there headed west to hunt, it is usually super super early or pretty late and don't have to deal with the traffic.

Thanks, I've been looking that way online. I might just have to take a deive that way this spring.

I’ve always thought El Dorado was a nice area. That seems to somewhat fit your geographic parameters

Yeah, I like El Dorado, too. He's have a straight shot on I-35 down to Wellington, East from there over to Ark City, sorta cross country, El Dorado to Newton. I-35 moves pretty well thru Wichita, depending on when.

54 East to West, not my idea of a good connection, but he shouldn't have to do that.

I visited a ranching friend at Beaumont, his wife drove up to El Dorado to work. Lot of open country out there. Not sure about what's available. My bud's ranch is 7,000 acres and they only do background grazing during the season, shut it down the rest of the year.

Not a bad suggestion.

Out of curiosity, checked on travel time from El Dorado to the three locations.

45 min, 196 to 135 to Newton.

1 hr, down I-35 to Wellington.

1 hr, 11 min, 400 to 77, down to Ark City.

El Dorado KS is about a 50 minute commute to Newton, and an hour and 10 from Wellington or Arkansas City. It fits the bill, but haven't seen the right property online yet available.

I’ve see houses, I see ranches, don’t see nice houses on 10-15 acres. Prob need a realtor.

I agree, but it seems like Im jumping the gun getting one two years out. Alot of stuff can change in that time.

We lived on 7 acres outside Towanda in 98 and 99 while I was working at our refinery in Ed Dorado. We really enjoyed the area.

If you haven't done so already, you might try United Country.com. We've bought several properties thru them down thru the years.
