I bought this place in 2004 and even with a 35 mile drive to work, I don't regret it one bit. Nothing fancy but it works for us.
The previous owner had let the CRP and weeds grow inside the tree row and it looked like hell so I tilled it all up and planted 240 new trees.
I try to keep them clean with this:

Our 1/4 mi lane road into the house is a PITA to maintain summer and winter but we could never go back to town after living out here since '83.

Quite for a town.. Little traffic.. I thought of getting a place out of town, but we travel quite abit, and it is nice to have neighbors who keep an eye on things while we are away..

Great places here. Working on getting mine up to speed. That black dirt in MN has me a little envious. Ours is sand and clay, very little compost materials in it.
Not rural, but almost. It is located on a golf course in Arizona and quail run through the yard. This is our second home, but not so much for living in, but as an investment...

I really like that 240. I looks a lot shorter than the 230 I spent many hours on as a kid on the farm. Of course the 230 had the two point quick receiver, as opposed to the three point hitch. It is the predecessor of the 230 and it brought back some fond memories. Glad the old tractor is still performing

This 240 has the two point fast hitch as well. Someone modified it and turned it into a 3 point. Neat little tractors. They were made from '58 - '62.

A few changes since the OP.
We got lucky and they ran natural gas down our ditch so we were able to tap into it. Got rid of the ugly propane tank.
We remodeled the house and planted 140 lbs of grass seed in the 'new' trees. They were getting too big to get by with the tractor and tiller.
House:
New siding, windows, garage doors, eave troughs, doors, stone, blow in insulation in the attic, patio door, concrete patio, new sidewalk out front, etc. etc.

It works out well for a ranch here. Lots of them on rural properties.
It sure ain't the ranch house like seen on "Dallas" or "Yellowstone"... But most ranchers that I know are living in modest homes... Not show places.
