Basically Bezos has backed “Arrived” to allow average investors to jump into the single family home rental market. Single family homes continue to become commodities.

So, how is this going to play out?

First scenario is these investment companies could keep home prices artificially high until they need to unload them. Legitimate crash.

Second scenario is that it ends up working, and the majority of the younger generation ends up renters. The whole “you will own nothing and be happy”.

Housing market is weird right now.

Step one. New money goes into new ways to invest in single familipy homes.

Step two. House prices continue to go up at an artificially high rate

Step three. The smart money bails.

Step four. Housing prices become a hot political topic, resulting in changing zoning laws to allow multi family housing on about twice the land area it is allowed today.

Step five. The smart money has bought the parcels before the re-zonin, and proceeds to build.

Step six. Single family home market stagnates for 15 -20 years.

Gonna happen in the built up areas of SoCal soon enough. Relative there in older single family zoned area, big lots from the 40s-50s, smallish bungalow type houses has said the State and City are pushing for allowing more units per lot now. I think they said if they choose to they could tear down their small house in put in 10 units now. That would probably pizz off a few neighbors who bought a few years back when prices dropped, tore out the old places, and built mini-mansions in the nice single family neighborhood near the beach. If more neighbors put in more units all the benefits of living there will disappear.
