Been going back and forth with Pat and Dan about Lake Travis specifically Spiceland and surrounding areas.

Any intel?

Can't help specifically but I suspect there are a couple of river front lots for sale where I am, 14 miles outside of Boerne. Carrie and I headed to the Guadalupe today to do a bit of fishing. No fish but a nice picnic with her. I am about midway between New Braunfels and Fredericksburg. A few miles as the crow flies to Guadalupe State Park.

Check out Lake Travis area and waterfront homes and let me know what you think.

No doubt Ed's place is beautiful. Knowing Ed, I'd expect such from him. Plus, I saw some pics.

This Lake Travis area appeals to me. Outside of Austin area, I believe.

Bob my buddy has a home on lake travis, and a 54ft boat that hot chicks like. i'll be heading up there soon. i'll report back.

Bob, I was just there Tuesday & Wednesday to visit my boy. Here's a picture from The Oasis on Comanche Tr., which bills itself as the Largest Outdoor Restaurant in the world:

It's a pretty area, to be sure. We drove all the way down Comanche Tr. to the park, and there were some awfully nice properties there.

But... the traffic around that area (West and Northwest Austin) was horrendous. The boy reports his 4.9 mile bus ride will sometimes take an hour and 10 minutes in the afternoons. Lotsa crappy chain restaurants, and simply miserable traffic at nearly every waking hour of the day. Maybe the other end of the lake is less congested.

EdM is 15-20 minutes from Boerne, but it's absolutely a charming little town. I was charmed, anyway.

Just some thoughts from a midwesterner.

Thanks for taking the time to educate me a bit on that area.

Traffic like that would be a deal breaker for me, though.

I'm way too familiar with 1 hour 5 mile rides. It's much of the reason I search for my escape.

I came up through Dripping Springs & Bee Cave, cute li'l towns which aren't too far from the lake. I'm just not sure what level of services/shopping/dining you'd look to do. If you needed more than a little of that stuff, you'd likely have to go to the Austin suburbs, and the traffic seemed to me to increase pretty damned fast.

One of my cousins and her husband bought a house near Canyon Lake, which is a few miles NW of New Braunfels. It is a good sized lake and there are numerous estates/subdivisons around the lake. It's a an easy drive to San Antonio, Austin, etc.

It's also not far from the Rebecca Creek Distillery...
