I took this pic of Joel's son Lawson, cause he's six months or less away from the most grueling up coming part of his life. Stint in the U.S. Marine Corp. Wanted him to remember how good that Honey Bun tasted before they are no more and 15 mile runs are easy.

All I learned was I do want a good camera and lens system for any future trips. So much different wild life is no place for an I-phone.
Need that Zoom.

Gordon, my friend. You are so right about the changes that are upcoming in Lawson's life. He seems oblivious these days, but I know that in the months to come he will look back and think to him himself, "I wish life were as simple as simple as it were back then."

Ed...what type FEMA regulations does one have to worry about in New Braunfels if purchasing a lot for building?

Restrictive or like normal HOA stuff?

i guess there would be some regulations building along a river or lake. i thought about getting a house out on the island onetime, but realized even though we haven't taken a direct hit from a hurricane since 1980, it will only be a matter of time before we do.

I'm thinking it might have much to do with the river,supports,docks etc.,as well.

Just making sure Texas ain't going preppie green on me.

I don't know what you're seeing Bob, but FEMA regs are generally related to flood insurance...flood zones, how high it has to be, etc. With few exceptions, navigable water ways are public property of the State of Texas.

I'm sure you're right Pat. I was going to bug you but thought you might have crashed early after a day of driving.

Thought I'd bug Ed, thereafter.

My guess it has much to do with property lots right on the river and codes related to building on them.

Individuals can not own land below the mean pool level of public waters. There are a few exceptions where it can be leased by the entity controlling (such as a river authority). Most docks and piers are floating. What you do on your property would be subject to local code. Long story short, you can't own anything under a lake or river (if it's a navigable waterway) in the State of Texas, just the land above it. (and I slept 10.5 hrs last night. smile )
