I am THERE now with the insurance BS. Got the bill for the house and outbuilding insurance today. Last year they went up to $3800 from about 2400 the year before. This year it damn near doubled. Over $6000 for the year. Never filed a claim. Never missed paying on time. AND they added a $250 "office fee" charge to every client they have. They explained that everyone got that charge to help keep their office open, and phones answered, etc. Okay. GFY. See how long you stay in business now. That insurance cost has reached the point that I feel the extortion costs far outweighs the risk from my standpoint. They get the GFY phone call tomorrow. If Texas let fewer dangerous thieving criminals into Texas... The risks to insurance companies would be lower... and so would the insurance rates.
If you are not actively engaging EVERY enemy you encounter... you are allowing another to fight for you... and that is cowardice... plain and simple.

Insurance is a crazy deal.
A friend of ours shopped around locally for their farm/ranch policy and saved $20k(yr) by going to another agent. I remember the conversation quite well and they were a little hot about the 'deal' from the old agent!
We are just small time and our entire policy is only $4k per year and that is for $400-500k worth of 2 old rez houses. About the same as our property taxes.
My little bit of cow related stuff is under my parent's farm umbrella so that helps out some. Yep. Amazing how much you can save by shopping Ins Companies and Agents each year. I had State Farm for YEARS and got tired of their Bullschitt. Never filed a claim, but they kept raising their rates. Fuqk those Bastards.

Shop around before the GFY call. He better listen to this. Drop it and you might find it very hard to be accepted for a new policy, Folks south of the Interstate 10 corridor are really getting whacked. Like $4500/year to $12,200/year for a premium policy.

$1900 for workman's comp this year. Last years paid out wages were between $500 and $1000 dollars - total! Insurance is trying to become as large a ponzi scheme as Social Security!

We have Citizens Insurance here in Florida, which comes through the State. It is referred to as the "insurance of last resort". They are trying to become un-sueable. Incredible. They are typically the best price. But, they are always trying to push you out of the pool.

How much of the increase do you folks think is due to those large fires.
Getting hard to get insurance here in Cali if you don't already have it. Many companies not writing new policies.
Friends finally built a nice home on 100+ acres they've owned up here for years. Had to insure it as a ranch/farm even though it's not, it's just a house on some land.
Our car insurance is up to $1200 for two vehicles every six months. And we don't live in the city where accident rates are much higher. (except for swimming Matrixes)

I paid cash for my home here in Colorado when I bought it in 2014. I didn’t insure it. I’ve had it for 10 years now, and have never had homeowners insurance on it. I’ll check out the prices of homeowners insurance every few years just to see where it’s at. Phuuk em’. I realize that it’s a gamble, and what’s at stake. I am fortunate. And I’ve been fortunate.
The county increased the taxable value of my home by 65% from last year to this year. That woulda required a considerable increase in the cost of a homeowners policy, if I’d had one. Again, phuuk em’.
May the good fortune continue.
