How do they determine the "risk" level of acreage minus the dwellings? Here in Boerne I am on just 7 acres but with a much higher dwelling value and we pay $2600/year with Texas Farm Bureau.

Crazy. Texas and Colorado are sounding a lot like Florida. The insurance companies started another trend a few years ago. They want to come out and inspect your property every couple few years, and now they're trying to tell you that 15 years is the max on any roof, and they won't insure you if the roof is over 15 years old. If you still have a mortgage, that presents a big problem because rhe mortgage company will then put force placed insurance on your property, which is very expensive.

I have a couple properties left that still have mortgages. I've pretty much decided I'll just pay them off if they try to pull that schit on me. I've only got two left like that and they're both right around $50k. Fu'k em. You have to fight these insurance companies to get them to pay a claim, anyway. Little by little now, they're trying to make it where you can't sue any of them. I've sued the bastards 21 times and i've won 20 times. But, I'm just tired of dealing with them. They try to wear you down. Because I know the ropes by the stripes on my back, they can't do that to me. But i'm just tired of fu'king with them. Better to just go free and clear.

Just one more piece of evidence that big brother does not want us owning property. They want a country of tenants, like Chyna.

I tweaked my deductible up to $5,000. I regard insurance for catastrophic loss only anyway.

My premiums went down $650.

I have always a kept a high deductible like 1-2-% total value of home or $5000 as I regularly shop brokers every few show years. Somehow they must have slyly adjusted it. It was resting at $1000

If I need a roof, hail, wind, etc. just repair it myself, wife and grown sons.

If big fire, let it go, got about $600k structure and contents and supplimental riders.

I had to have a conversation with my renter about the farm ground about raising the rent. Neither one of us were having any fun with it. But, the value on the property keeps going up so the insurance companies have to follow suit. Or so they claim they have to. We are not in a flood plain or in an earthquake zone. Be have never had a tornado claim in the last 60 years.

It's really turning into a scam. But, it all started in November 2020.

What do foreigners pay for property taxes?

Say an Arab wanted to own a chunk of ground in tx to grow nuts or whatever. Is it built in to their investment portfolio or do they even care about turning a profit?

Take the payment from last year and bank it somewhere.

It will make you more funds because of the weird fees and raises in insurance.

We have been doing it ourselves for years since they would not give us the lower rates when they did the large ad buy years ago and those sobs did not want to pay off on the roof because they said the shingles were old.

The only insurance we have in on vehicles because you have to have it to drive any place.

If the house burns we can get a trailer to live in while we rebuild the house.

There are other reasons but most are because of state farm ins.

The folks at state farm took a check for the farm and cashed it but did not tell us we had no insurance till 4 months passed.

Even it was buy letter.

They suck
