I’ve found a piece of ground to buy to build a new home on. 23 acres bout all I can afford and build. But there is another 120 acres maybe 30 tillable that is owned by same owner. Waiting on a meeting with them and gonna try to buy it ona contract for deed. If they won’t go for that should I just pass or try to find someone to go in on it with me? If I find someone any thoughts on whether I look on line or find a neighbor?

Buy as much land as you can. Worry about the building later. Worst case scenario in 5-7 years (assuming the US is still here) - you sell off 5 acres or something on the back side to fund the house.

I wanna get sat down with them. He in assisted living now so I am pitching the contract as money to pay the cost until I get where I could swing it. Problem is hunting ground around here is so stupid priced

23 acres don’t sound like a lot to some Pocatello fugk

But you can gin it up with plots and fruit trees and pull deer off of other properties

Rather have 20 to myself instead of 300 with a partner or corp.

I agree with slum. Take a acre or 2 to put a house on and work on the rest. You can change some things of the land and it will produce deer.

Having a non hunting neighbor can improve hunting by providing sanctuary to the deer that you’ll later hunt on your place. Adding 45 acres to a 6 acre piece is still a game changer. Good move.

Better to own by yourself.

A few years ago i had the opportunity to buy the place we were deer hunting and since then have put a water well in as well as electricity in.

Might not sound like much but not we are able to move the hunting trailer to my place.

It will be nice to have a wet camp,we have been dry since 1995.

The 100 acres we bought in 1983 has increased in value X10+ since then. Better than investing in a cathouse with a liquor license. Killed a few truckloads of deer and raised kids and grandkids here in the process. Only regret is not being able to buy the adjoining 65 acres when it became available!

I wish I had borrowed the money and done property years back. Ranches with trout stream quality water were around 100K. Now they're a couple million.

A neighbor bought about 120 acres here two years back, parceled off 16 acres for a couple building sites, and paid for the place in a little over a year. Now he's doing his forever home on the remainder.

If I was 35 years old today, I'd be seriously buying.

At 76 yrs now, I'm not taking on debt.
