Announce that you are moving to a small apartment about 3 months from now, and that there isn't space for him. That gives him a deadline, and he will have to find a job, find an apartment, and make his own arrangements. Make a big show of it, start packing boxes, but once he's out, change the locks and announce that you've changed your mind.
Or just rent a storage unit, move all his stuff into it, and give him the key to the storage unit.
