It'd be a lot easier if there were only like three choices at the stores..

Good point Wabi,
I hadn't mentioned this yet,

Wood, drying and shrinking,
for what ever reasons, I have to really lower the humidty in this house in the Winter to avoid condensation on the windows,

like 20% in Jan, Feb....

Those with wood floors, you seeing movement?

We also picked something that had the effect of mildly hand scraped to minimize the dog marks. It looks pretty nice.

I took the middle ground on my last master bath rehab, a Kohler soaker tub sitting in granite.
Like a spa tub without the jets. Kohler has one without the big bulky overlapping rim that looks so cheezy.

I just stepped back in time on a rental a week ago.
I installed "new" sheet vinyl in a 12x15 kitchen, 60 bucks for the vinyl, 10 bucks for the adhesive.
Looks like the 70's but it's fresh...

Amazing how we have become conditioned to spend, spend, spend.

The water I'm talking about is water flat leaking on the floor. The normal changes are not a big deal.

What every you end up doing, good luck.

Agreed. Throw rugs where wanted/needed, like by the side of your bed. Just my opinion, but carpet traps so much dirt, germs, whatever, I don’t want it.

With regard to dog damage (and again, I know there are those who will disagree) but if a dog is big and heavy enough to wreck floors, they don’t belong in the house. If you want a house dog, get a small breed intended to be house dogs.

Various patterns, colors, textures, etc., of 'man-made' commercial floor coverings typically get phased out after a relatively short period making matching replacements hard to impossible to find should the need become necessary. With flooring like vinyl, tile, 'engineered' wood-look, it would be wise to buy a few extra boxes just in case the need should ever arise. Probably would be a good idea to buy a extra yards of matching carpet, too, as it could be professionally spliced in if area repairs were ever needed.

Carpet is a quieter floor. In a bedroom warmer on bare feet.

It's much more popular today to spend big bucks on hardwood or tile and then cover them with expensive area rugs for comfort and warmth.

As to the area rugs. a local man slipped on a hall rug , and was paralyzed for life. make sure they don't slip.

Only vinyl plank i've found worth a tinkers damn is the life proof stuff from Home Depot. I've used others and it's all failed. Right now I have it in the kitchen, two bathrooms, and the entryway.

If you want good flooring advice PM Roger (STXhunter) he knows his schit.

We just installed the entire basement with 6x36 wood look tile. Love it. Main living area upstairs is oak. Only carpet left is the 3 main bedrooms. They get turned into oak this year. I despise carpet. Wood and tile are so much easier to clean. And when clean, you know they’re clean, not just “clean-ish”.

All the vinyl plank I’ve seen looks like plastic, no matter how much somebody says it doesn’t.

Had a flipper house we did a wide plank, thin, cheap, engineered hardwood. It looked ok, but after installing and living on it for a couple years, I wouldn’t want it in a long term house. I think a more expensive engineered product would be fine though. The whole you get what you pay for thing there.
