Friend of mine had an Uncle die and leave everything to him. Guys had A LOT of cash in the house when he died. Couple hundred grand in ammo cans. Buddy tried to buy a new truck with cash and the people in the dealership did everything but run from him. They made it very clear they wouldnt accept any more than $9000 cash and they didn't want to do that at all. He had to go get a check for the rest.

I usually deal in cash. But not house buying amounts.

Your problem isn't that it is cash. They will most likely
let you use as much cash for a down as you want.

The issue is that they want to be sure YOU have skin in the game.
There will be a specific percent down that has to come from you.
Traceable to you. It assures them you are serious, and you are
less likely to default if $10%. of the value is your hard earned money.

If Aunt Sally gave you the money for the down, you wouldn't be as committed.

Just go to the post office every day and buy 2- $1000 money orders for as long as it takes.
They are easy to validate and nobody questions them

If they refuse any cash, it's probably to avoid pot money.

You are aware of the banking issues in the weed business.
Buying real estate with pot money would be the ultimate
way to clean it. Make it legitimate, and put it to work in one move.


That's probably why they avoid cash.

Cash is king when you can prove the IRS got what it was owed on it.

If it was as simple as taking cash when depositing a paycheck, then print out your bank records to show where the cash came from.

That's way more true than you know. You can't buy much of anything. But if you are careful, you can spend it on some things, groceries, used vehicles, guns, etc. But it's not safe in your safe. If they come to your house and find it in your safe, they will take away from you and you will play hell, getting it back.

Go hire a Real Estate Attorney. Bring yer bag o cash to them. Have them deposit it into an escrow account held by the firm or into their working account, and cut a check on one of those accounts for the downpayment. Tie them into the closing so they get paid and aren’t working for free, and you can use your cash any way you like. No SAR or FinCin report necessary. Same thing is done with non-verifiable income mortgages or cash sales of homes. I’m from Florida, so if there is a will there is a way.

Rented a car at an airport once and wanted to square up at the end with cash. One would have thought I was trying to hand over Ebola samples. Damn near missed my flight because I had to visit about 5 different offices to find some corporate person with the credentials to accept money.

Now that I'm old and retired, I might just do that more often.

Any one ever had issues moving $$$ in Vegas?

If you do a lot of wheeling and dealing, cash is the only way to do it. There are several local guys here who buy and sell cattle on a daily basis, and I've seen them packing tens of thousands of dollars in cash at a time.

As someone else said, the only drawback to that, is that banks must report cash transactions over $10,000. My main concern about carrying a large amount of cash is that if you get stopped by some cops that see everybody as being guilty of something, you could have it confiscated, and have a devil of a time getting it back. That has been known to happen.

I used to think this to but after my last truck buying experience you mention cash and the dealerships start backing down. It used to have some buying power.
