Just an FYI... concrete is placed, not poured.
For many of us that have worked in the business... "pouring cement " or "pouring concrete" is a tell tale of lack of experience.
If you are not actively engaging EVERY enemy you encounter... you are allowing another to fight for you... and that is cowardice... plain and simple.

Other useless concrete tidbits while I'm drinking my coffee and doing nothing else but looking at the Chesapeake Bay.
Portland cement comes in a 94 lb bag. Very few people know why. One cubic foot a Portland cement weighs 94 lb.
There are 27 cubic feet in a cubic yard of concrete.
The best rule of thumb for decades and decades is 666.
6 bags of cement go into the mix of one cubic yard. I forget the exact yield strength at 30 days but I believe it to be 3600 PSI or better.
6% air entrainment will ensure internal cushioning and mitigate cracking. A well-placed and will cured slab with proper air entrainment well last centuries.
6" slump. With the six bags of cement mentioned above and the necessary water to achieve no more than a 6-inch slump your water to cement ratio will be perfect.
The last point to be made is to absolutely cure your concrete after the placement. Burlap sacks and sprinklers will work, but a spray-on application of curing compound is also sufficient and far easier.
Personally, I never use 6 x 6 10 wire mesh. Save the money on this garbage and spend it on the air entrainment.
Rebar is a totally different matter. If you know how to calculate tensile loading... rebar is critical in the right application.

Another quick Google search shows Metamora Indiana has a population 188 people based on 2010 census.
I have no idea if this is correct or not. Regardless I seriously doubt their city water and city gas has been laid in the rural roads of Franklin County Indiana.
A quick phone call to the local building permit office might offer additional information.
Again, good luck in your move from Ohio to Indiana. The land sure does look pretty. there is city water , that has been confirmed. Gas - no. Metamora used to be a thriving little craft community but another city, Nashville, Indiana kind of stole their gimmick. Now its mostly a shell of what it used to be. About 8 miles down the road is Batesville which is the shopping area. We used to take the kids there once in awhile for fudge, ice cream and let them ride the canal boat. This is my kids there about 18 years ago I have fond memories of the area which is probably why I am attracted to it. The realtor doesn't seem interested in me submitting an offer knocking $8K off the asking price. I'll reach out one more time today and see if he wants to talk to me, otherwise I'll have to move on.

If the realtor wants to play that way and hasn’t had some personal problems of his own to deal with (you never know) then go around the realtor. Search the records and go to the owner directly and explain your position. At some point the contract agreement with the realtor will end . The owner is obligated, you’re not.

That real estate agent must present any offer you make to the seller whether he/she likes it or not. Real estate whores are about the lowest form of life in my book. Were I you, I would send in writing that you want to present a written offer to the seller. If that agent does not respond, contact the board of realtors. Unless that seller specifically told the agent to not bother them with anything less than $X, they are bound to present the offer.

On another note, I would not buy this property as you have described it.
The common ownership/usage issue being the main problem.
Others have said it here, people are crap. The only partner you need in life is your wife. Do not partner with others on something like this. Especially where it is obvious you see this as a place that you ultimately want to call home.
I know it's tough. You already said your wife has fallen in love with it. Don't do that. Do not fall in love with anything that can't love you back. There are more places out there that would suit you with less landmines.

Reading through here again, I see where you are asking the realtor about access to pond etc. Don't trust the realtor. Do not believe anything they say if it is the seller's agent.
Ask for the pertinent info and look into it yourself or hire an attorney to look through the deeds, easements, covenants etc. Someone whose duty is to YOU.
Again, a majority of realtors are whores. And from the sounds of it, you are dealing with one of those.

so many people have commented on the shared pond, which honestly I never really gave much thought to that I brought it up to my wife last night.
There is a pretty long list of things to get squared away. I'm glad I posted about it here and got some feedback on it.

All above my pay grade. That's why my concrete contractor friend helps me. Or I help him. He's the brains, I'm the braun. I'm not good at either one but the concrete is installed, whatever the hell you want to call it. I'm waiting to rinse it off (exposed) finish.

so many people have commented on the shared pond, which honestly I never really gave much thought to that I brought it up to my wife last night.
There is a pretty long list of things to get squared away. I'm glad I posted about it here and got some feedback on it. Would you want a shared lawn, without well written specifics as to who pays for what type of maintenance and when? What sports can be played on it, and when? Are 4 wheelers and motorcycles allowed to run around on it? Can I invite my after work softball team over to practice on it when your kids want to play croquet? Or a shared garden area? Your peas are smothering out my lettuce. What will you think of the nice pond if one morning, while sleeping in, you awake to the sound of Jet Skis roaring around?? One hard learned lesson I've learned, when I've had to fight too hard to get something I want, sometimes "the powers above" really didn't want me to have it in the first place. I'm a fighter by nature though, and I "win" a lot of them.................to my detriment sometimes (many times?? ) Good luck with it all.

4500 Fair enough but some of that numbers determinant on the coarse and fine aggregate obviously. Doesn't really matter though anything / 3600 PSI is plenty durn strong.

I was coming from a different angle which is why I didn't give it much thought. We had been looking at some lakefront property where you have zero control over the usage of the water so sharing a pond, while I now realize has a host of potential problem, just didn't jump off the page at me.
