The poor and financially irresponsible have always been here.

When I first noticed a dramatic increase in my area in pawn shops and payday loan/vehicle title loan businesses was with legalized state lotteries and gambling casinos.

I do "Private equity loans" wherein I loan money secured by first mortgages on private homes. I get 9% on owner occupied
and 10% on non owner occupied.

Much better (safer) than "payday loans" because they are fully secured by first mortgages at no more than 50% loan to equity.

Great cash flow but the downside is you lose use of your money for the length of the loans.
