It really is a quiet area that has access to the reservoir. The fishing there can be quite remarkable depending on how low the Corps Of Engineers drops the water levels. Literally like fishing over a barrel.

I just visited the property for the first time in several years.

7875sqft (~.2 ac) of the top end of the lot is flat and buildable. The rest of the lot is included in either the 100ft cliff or the small amount of land that's between the base of the cliff and the Corps of Engineers red line 50ft from the water.

All utilites are 300ft from my lot at the closest house. I had two bars of AT&T 4G service while standing on my lot. All 4 survey pins were located and marked with orange survery tape.

The views looking from the rocky cliff are amazing and could be heavenly with proper trimming of the trees.

Several buck rubs were discovered along all 3 game trails crossing the lot.

Thanks, friend! This was the first time in years I visited this property. It really has some remarkably beautiful features. Reminds me that I need to visit more often unless someone talks me out of it.

It's truly amazing how much we appreciate when we do get a minute to go back and visit!
