To call that a civil matter is an absolute fugking joke. Correct. It’s civil if they were previous ‘residents’. A false lease doesn’t make that so, and I’d be charging once that was clarified. *I’m not an expert on TX law and can only speak in generalities and what I would do here*

Lots of vacant properties around our county. Some pretty remote.
Not uncommon for it to happen, even on raw land. Folks move in with motorhome, trailers, tents and such. Produce papers when the Sheriff's officers show up. The deputies have told me it then becomes a civil matter as it is not their job to determine the validity of the papers.
Folks that leave their properties up the hill, where it gets snowed in pretty good in winter, have come back to find folks using it. Before your post I was thinking, Our neighbor died last winter, his very nice home has been empty since. If someone showed up, moving in? I'd introduce myself, and welcome them. If they had the stones (these types do) everyone would believe them. In this case, they probably would be suspiciously driving cars and not looking like they belong. Plus, there are folks linked to the property who would catch it. But what's the timeline? It almost seems like you could come home from a day's work and have a squatter problem. If that's so, it could put someone in a Castle Doctrine State in a quandary. A little lie and they are gone, if you can live with it. This keeps up, that scenario is gonna happen.

Squatter should have about 2 days. Enough time to positively determine who owns it, who they are, who the squatters are, and to form a team of the most thuggish cops to remove them. In a manner that encourages them to not need removal again! Agreed. Otherwise they have nothing to lose. Every county needs a volunteer squatter team to show up about 2am and make it very clear that they would be long gone by sunrise. It's nothing but theft and legal means aren't working or they take way too long and too much money. Forged rental agreements need to be met with some solid jail time. This crap needs to be stopped and our elected officials aren't doing their jobs to end it. The problem is elected officials are engaged in a concerted effort to end private property rights.

so you could produce a fake paper saying you are leasing a house, break in, clean it out and if you are caught just show the deputy the lease paper and you get to leave free and clear with a truck load of stolen stuff?
