Sort of a unique piece of land and I know some Pa boys are on here so I figured I'd give it a shot.

39 acres in Wayne Township Crawford County. Very nice property with a 6.8 acre lake. Very private road. Lake is about 11 ft deep and is well stocked with Largemouth Bass, Perch, Bluegill and Crappie. Excellent timber value. Oil and gas rights go with property. Current royalties are around $1,000 per year from shallow wells. Gas well sits on neighboring property. Perk tested for inground septic. Electric will cost around $22,000 to be brought to backside of the property. If you can get any of the other camps up the road to get electric, the electric company will give you half your money back. If you get a 3rd person to get electric, you will get an additional 25% back. This is thru REC.

Price is $140,000 Firm and will be available for a short term before we move on with other plans.

Lake is known locally as Hidden Lake. Sits off Brebeck Rd.

Looks like hidden lake, this property is very remote. On a dirt road that receives no winter maintance. I trapped beaver in this pond 35 years ago.

Erie National Wildlife Refugee is a couple miles away. Never hunting the property but good sign.

Per several requests on a different site, here is the timber report.

Note:

If you're plan is to buy this and rape the land, I would appreciate you looking elsewhere. This is a pristine piece of property and I will only sell it to someone who will respect it and manage it properly. That means any timber cutting will be done according to what an accredited forester prescribes. You'll actually make more money in the long run while maintaining the beauty of the land.

Good on you for that! My favorite place to bowhunt over by Pymatuning had huge old growth oaks. It got raped and it was heartbreaking. Remind me which part of the county Wayne Twp. is in.

Fished that lake as a kid. Grew up about 2 miles from it. Lots of nice fish in there back then 30 years ago

Nice looking place.

Completely off topic, kind of. Ignorant as to what constitutes a township?

Within counties you have areas broken up further into townships. So within a county you could have 10 - 15 different townships.

So are they forms of government? Based on area or population? I'm assuming they are population based that may include unincorporated 'towns'?

Thanks

Yes they are the smallest areas broken down and have their own local government. I believe they are based on area more than population. They can include a number of towns and cities or just a few small towns.

Honestly, I didn't realize the rest of the country wasn't broken down the same way.
