I just visited the property for the first time in several years.
7875sqft (~.2 ac) of the top end of the lot is flat and buildable. The rest of the lot is included in either the 100ft cliff or the small amount of land that's between the base of the cliff and the Corps of Engineers red line 50ft from the water.
All utilites are 300ft from my lot at the closest house. I had two bars of AT&T 4G service while standing on my lot. All 4 survey pins were located and marked with orange survery tape.
The views looking from the rocky cliff are amazing and could be heavenly with proper trimming of the trees.
Several buck rubs were discovered along all 3 game trails crossing the lot.
