Hey folks,
I'm most likely getting ready to move back closer to home (Western KY / Middle TN area). We'll likely be buying a house with not too much land, but I'm talking to my wife about also buying some woods not adjacent to the house if we can afford it. My question is, if I want this as a whitetail property, how much land should I look for, and what sort of land features (I'm new at this).
I do have a brother-in-law who lives back there and is an experienced hunter. I'll get him to help me out and look over any properties I consider, but I thought I'd get y'all's take on things as well.
All advice very welcome ...

Real estate is the one thing they ain't making any more of - you can not have too much. Buy all you can afford- remember taxes as well.

The smallest I could imagine hunting on is a 40. A section would be nice, but speed costs. Hope this helps.

20 acres would be real nice.
Look for a creek, some wooded area, and some open meadow or some low brush you could clear cut once in a while.
Deer are edge dwellers, they like to dwell near edges of fields. or so I think.
Whatever you are willing to put up with, is exactly what you will have.
When your ship comes in. ... make sure you are willing to unload it.
PAYPAL, sucks and I will never use them again. I recommend you do the same.

Whatever it takes to get a good mix of habitat, a wooded ridge, a little water/marsh throw in some bottom land suitable for a food plot if that's your bent. Would help to buy it up against a state forest/military/gov't facility or other plot that won't be easily developed.
I would guess if you can get that mix in that spot 20 to 30 acres would put you in clover.

A small lot, bordering 3 sections of private property. Wear lots of camo and take up bowhunting.

I live in Bowlingn Green and, while I am not a realtor, have some good connections on both homes and land for sale. depending on where you want to be, you will be looking at 1,500 - $2,500 per acre. The smaller tracks cl;ose to town are going for more. Farm values are up 50% over th last 3 years.

Thanks for the replies, everyone. Lots to keep in mind, and I thank you for the advice and insights.
Going home in November to visit and hunt whitetails on my brother-in-law's farm. I'll be looking around at houses and land while I'm there.

one acre is enough is you are surronded by a national forest. however, if you have cotton planted <img src="/ubbthreads/images/graemlins/grin.gif" alt="" /> on four sides, it's a different story. again, as much as you can afford but it has everything to do with what's around that land.
biologist say that a deers home range can be several hundred acres and that a buck may travel 4-5 miles looking for does. one the 200 acres that I hunt, many of the deer just pass through the land and often "live" on adjoining property.
I try to make them as comfortable as possible on my land <img src="/ubbthreads/images/graemlins/grin.gif" alt="" />

I have hunted on as little as 15 acres in Middle TN and killed deer. It all depends on the land and the deer density in the area. There are parts of Middle TN with very high deer density. Get too far east of west and the density drops significantly.
Always remember that you are unique, just like everyone else.

liam,
i have a friend who is buying a chunk of ground near cumberland city for hunting.... it is situated so that he can put a steel building on it, and he plans to build a living quarters in one end of the building... it will be private, with the building invisible from the road or any neighbors... it has year round running water creek... all the deer he can handle... and he figures to do the whole deal for under 150K....

Do you know how many acres he's getting?
I won't have 150k to spend on this, since we'll be buying a house also located elsewhere. Maybe up to $100k ... like to be less, but I think we're going to do well when we sell our current house and move home.
I've found a few properties in the 75k - 100k range, with up to 80 acres or so. One place is 100 acres of mostly woods for 100K ... I need to check that out, 'cause that's a pretty low price and I want to know what the catch is. <img src="/ubbthreads/images/graemlins/wink.gif" alt="" />

liam, i tried to call him this morning, but got no answer..... i believe he's getting 80 acres with another 80 optional.....
i talk to him, i'll get some details... i'm interested too.. told him to put a guest room in his living quarters.... john w

I have hunted on a small 40 acre tract before with 2 other guys. The way it laided out the deer passed thru the land to and from feeding and bedding. We all had our spots and everyone killed deer.
I may not be smart but I can lift heavy objects
I have a shotgun so I have no need for a 30-06.....
