Hey all,

I'm selling a quarter-section of our land in Osborne County, Kansas . Its 6 miles South and 5 miles West of the town of Osborne. The piece is almost entirely in CRP (into its 2nd 10 year contract) and is SPECTACULAR cover and holds a LOT of deer, pheasants and quail! It is also exceptional bedding cover for deer and holds several mature bucks every year! We have had OUTSTANDING quail and pheasant numbers over the last few years and had a good hatch this spring.

With more and more CRP ground returning to production every year, this property will continue to be a beautiful piece of cover ground for all wildlife for many, many years and will only improve with time.

The Details:

CRP is 148 acres @ $56/acre and CRP contract expires 9/2025. This represents a gross profit of $58,000 over the next 7 years. Balance of acreage is in waterways that are hayed annually. 2018 taxes are estimated at $1,700.

Not in the quarter section I'm selling, but there is a MAJOR creek that runs through the section just SE of this quarter and directly S by a quarter of a mile....our CRP functions as bedding ground for the deer that use that creek.

Mostly whitetails.....a few mulies...and getting fewer every year. I don't think I'd shoot one even if its a good one at this point. I shot a really great one there several years ago, 2010 I think.
