Just curious to see the differences to have a home built. It’s running about 150-175sq here in Craig, Ak. 200 if you want high end everything. Not including land and dirt work.

I would say thats about what the price is around here. My son is trying to buy a house and or land now, the prices they are asking now seem insane to me. I dont know how the younger couples are doing it now, with the price of land and housing so high. Houses and property around here are selling in days and sometimes hours. alot of California influx frown

Track homes are around 125 square foot plus lot. I'm finishing one now on 1.25 acres with radiant heat including the 3 bay 1200 sq foot garage for around 84 plus a lot of sweat. Hope to sell around 125-130

Around here a house built in the 60’s - 80’s runs 95-125 a sq ft. New construction is 150 - 250 depending on area and covenants. Excluding lot which is now running 25K for 4000 sq. ft. , 45K for 7000 and between 80-125K for half acre. 5 or more acres are going for 150-350k for land only. We had a guy recently paid 1.6 million for 80 acres of irrigated farm ground at auction.

Have not seen a stick built home go up in a long time.

Most everything is modular.

Depends on the size of the house, smaller houses more per sq/ft. I figure for our house in Anchorage 3 years ago the unfinished basement was $50 sq ft, the finished top two stories were $ 150 sq/ft. This for mid grade cabinets, appliances and flooring. Smaller houses are more per sq ft. We could have easily dropped another $100k in upgraded flooring, lighting, cabinets and appliances.

where I am at in mt.....customs would start around 225 minimum.......if you want real fireplaces, rock work outside etc.......jump the starting to around 275 and up......tract homes around 125,,,,,i tell people to figure a nicer house....to budget 180 per square foot ....not including land......bob

Just built a new house in 2016. Cost for the house came in about $142 per sq/ft. However since we are on a lake we needed to have piling for our build so the price including the piling came to $161 per sq/ft. It was a stick build with mid grade finishings.

I all know is the framing part. In Middle Tn, I can get framing done and dried in, (felted in, windows and doors set, tyvek) for $6 a sqft

Everything else, i would get subbed out in bits n pieces.

Get some drunks to lay blocks for $2 a piece
Get some mexis to hang/finish drywall $10 a sheet
Dirt work, $110/hour

Just labor above

Otherwise I wouldnt pay some unsupervised jackleg "custom home bldr" no $160 sqft. Aint no [bleep] way. But laws and bldg codes are different outside city limits here. An individual can build their own house, one per-year, and have to reside in it one year. As long as you can pass the inspections along the way. Can do it Without being a lic gen ctrctr. YMMV

Get some apes and have them do all the neck-down bull work, just keep your eyes on them.

This is all out the window if youre the type that can't even install a mailbox or build a dog house.

what are you building..dog houses?.....big difference building custom homes or mid level homes, or throwing up a shack.......the first thing I hear from people from the south is...how cheap they can get something built....how they do it down south.... ....bob

Sharp, I built my house in 99 and paid 50 sq ft and land was less than $4000 an acre for 5-10 acre tracts. now land is over 10000-12000 for 5-10 acre with no elec or water. One acre tracts are $50,000 +
