Any advice in the general area on real estate? Places to avoid? I might be relocating soon. things are bad when moving to TX is an improvement. How about Silver City in the other direction? Sycamore No thanks. I’ll also have family on lake LBJ. New job will be there too..

And the Blue Bonnet Cafe has Pie Happy Hour. I love anyplace that has pie happy hour. IIRC your happiest moments there had nothing to do with pie.

Yes sir. I believe it’s the reason we have so many damn pigs. Swimming hole is by the trees in the second pic. Rope swing and cable with pulley across creek.

Friends of my youngest son have a second home on the Lake. Water is above the boathouse and boats and jet skis are crushed within. Vertical water lift of 14-18 ft. It’s a absolute tragedy there. Beautiful place.

My brothers place is on the lake, a channel anyway. The water was 4.5 foot from him. He got lucky.

Thanks, nice place, owner died, kids fighting to break a trust that says it can’t be sold for 99 years, so who knows. I hunted a 1000 acre place by myself for 25 years in Coleman county. It was the best place I ever hunted. Owner died, it sold. Im on another lease by the Indian Reservation between Livingston and Woodville, so I still have a place to go if the Burnet lease goes away.

It’s beautiful country, but it’s been overrun by retirees & hipsters from Austin. Land sold by the square inch. I’d look up by Lampasas or even Hamilton. Pretty country up there without all the suburban types crowing the place up.

Marble Falls is a real pretty town but that whole area is no place for a hunter. You need to stay West and North of there in my opinion.
If I was you, I’d head East on US 380 and start looking for a place as soon as I left Post. If I hadn’t found any thing by the time I got to Throckmorton, I’d go North up to Tx Hwy 70 and go back West on it until I hit the Caprock. There’s good hunting places and leases are more reasonably priced in the area I just defined.
The towns in that area ain’t much to look at but living is cheap and folks are good. Yep, not close to good hunting, the 163 I shot was a fluke. LOL. The bluebonnet is highly over rated IMHO also. But not bad food, just over rated.
We can keep Larry Root and all his idiotic blabber and user names on here, but we can't get Ralph back..... Whiskey Tango Foxtrot, over....
