The Kitchen and bathrooms seem to be a done deal, 18x18 porcelain tile,
Bedrooms will remain Carpet I guess, just seems to make sense in all directions, I think? Tell me yes or no and why...........
That leaves the living room, and the hallway, (picture 1800 sq ft ranch) my headache so far, Living room and hallway had carpet, The highest traffic area, and after 20 years it shows,
Carpet, maybe?
Tile plank? love the idea, but almost twice the cost and so far unable to find the right color that will match and blend well. Durable has hell though?
All the vinyl plank laminates seem too cheesy to me, I just don't feel the love here, If you have experience with these, feel free to chime in.
Traditional hardwood 3/4 inch Red Oak flooring, Really has my interest, Middle of the road price, My question is durability, We have no dogs at this point, Have heard that dogs toenails can destroy a wood finish, But otherwise how durable is wood flooring? Yes, later on it could always be refinished....
All work will be contracted out.
Your thoughts please.

i have vinyl plank in kitchen, tile in baths and carpet in the rest. same size ranch. there are some nice berbers out there. i personally would not want anything but carpet in halls, bedrooms, living rooms, etc.
My diploma is a DD214

Wood flooring will last forever but it might need to be refinished on occasion. Finishes will scratch. You can't refinish synthetic anything. Some of the new laminates really are good but there's crap out there, too. There are so many variations that you can't generalize on any of it. In the last 10 years, laminates have improved dramatically. Many of the new ones are waterproof, very durable, and dummkopf easy to lay.

We just got most of the house done in engineered HW. 2300ft of it. They can put really amazingly hard finishes on the engineered stuff. So far (few weeks) haven't seen any marks from our 80 lb lab.

The only downside to real wood is water.

i personally would not want anything but carpet in halls, bedrooms, living rooms, etc. Reasons please, Especially the carpet in the high traffic area hall way.

I'm not that handy and the wife didn't want it looking like I did it, so we had it installed.

To me it's a no brainer, get the red oak. No doubt, The traditional classic through the ages........... People with wood floors, Are you setting pads or coasters under your furniture legs? Can you slide/move furniture around without scratches?

Your thoughts please. IMHO, You were on the right track with the 18x18 porcelain. I would have done the whole house in it, like I just did in one of mine. Very durable, looks good. Floor & Decor had some nice stuff for $.97/sq ft. No brainer.

The only downside to real wood is water. Understood, which is why no wood in Bathrooms, laundry room or Kitchen. We have slate in the kitchen and main entryway. That was in when we bought the house. Very nice but cold on bare feet. Laundry and baths are sheet vinyl. They're probably going to be next. Master bath will probably be a remodel. Does anyone use those jetted tubs, anyway?
