HOAs can be a blessing or a curse. Often a little of each. Unless you have enough land to make it impossible for neighbors to disturb your peace or devalue your property an HOA can make sense as a way to protect peace, aesthetics, security and value.

We each have to decide what we want and how to best accomplish that with our budgets. If you have never seen what some parts of the rural southeast look like and feel like, then you can't appreciate why an HOA may be a reasonable choice.

HOA's can be very different.
Our house in Tenn is in a non-gated HOA, 4 years now and no issues.
This HOA basically covers lawn and street maintenance and very little else. Original developers are long gone so no issues there.
Our place[s] at Myrtle Beach which were oceanfront condos were a very different story. We're in a class action lawsuit currently, suing the board which was hand picked by the original developers.

TN is high on the list for places to look for retiring. We live on a group of 7 lakes, gorgeous 3 seasons of the year.....BUT right now I think there is a foot of ice in that lake......and NOT going to check to see how accurate that is. Paul, that looks like a gorgeous area!!!! Hope the build and the contractors are easy to deal with.

Yeah, still a huge no from me.

Did the townhome thing once. Wife and I both were on the board. It was a lot of work to make it not a bad thing. That's not something I want in my life, especially in retirement.
