Hope you enjoy it. Glad I live in an HOA. Everyone of my freedom seeking rural friends that moved out of their HOA hoods do nothing but bitch about their neighbors junky yards , barking dogs and other noice. Or they spend their time taking care of the place. I just got got back from a 16 day hunt in Alabama. Place looks just like it did when I left. 21 day trip in November and a week away for Christmas. Same result. To me thats freedom. I guess different locals might offer a more peaceful rural experience than others.My HOA has never bothered me because Im not being a PIA to my neighbors. And they return the favor. Looks like a nice place Paul. Peaceful quiet place with a nice view sounds pretty good. One should be really acquainted with an area before they buy a piece of land to put a home on. You must be the only person that loves to live in an HOA.Nope.

You should have moved to Cali, Paul. Last I checked, there ain't no ocean in TN. And we could use some more conservative type imports. Good luck in the new place. Ive got it narrowed down to 3 states for retirement. They all have an ocean and or gulf . Good luck with all that, hurricane's can and will kick your azz. We miss living on the water in Florida, until a tropical disturbance shows up off the African coast. Hurricanes are why I am leaving this area. Losing one house and dealing with the past two seasons was it for me. Don't want to be 75 years old and dealing with that crap.

Sold two coastal Florida homes over the last two years for exactly that reason. Both were hit by tidal surge during hurricane Hermine in 2018. Not so bad to fix flood damage......once.

When I lost my house to Katrina, I mean I really lost it. I went back and couldn't find the damn thing. That was actually easy to deal with.
I suppose it would be, I just tinkered around for a year, flooring, cabinets, doors, paint, etc. By the time I was done I was thinking they were in prime shape to unload. The related stress for 3 more hurricane season sealed the idea. Do you have your plans for the home you're gonna build? Gotta do a step by step photo build thread here as it goes up.

Can you do a basement, have enough grade for a walk out basement? Have you considered Insulated Concrete Form, (ICF) construction, at least for the basement? There's a lot of ICF stuff on You Tube. Pretty neat system and with lumber being so expensive, probably not any more expensive. And, it's super strong. DF

TN is high on the list for places to look for retiring. We live on a group of 7 lakes, gorgeous 3 seasons of the year.....BUT right now I think there is a foot of ice in that lake......and NOT going to check to see how accurate that is. Paul, that looks like a gorgeous area!!!! Hope the build and the contractors are easy to deal with. We drive full size pickups on a foot of ice to go fishing. With the windows open if you're smart. 😁 Depends on wind direction.
