Ive got it narrowed down to 3 states for retirement. They all have an ocean and or gulf .

Good luck with all that, hurricane's can and will kick your azz. We miss living on the water in Florida, until a tropical disturbance shows up off the African coast.


Hurricanes are why I am leaving this area. Losing one house and dealing with the past two seasons was it for me. Don't want to be 75 years old and dealing with that crap.

Sold two coastal Florida homes over the last two years for exactly that reason.
Both were hit by tidal surge during hurricane Hermine in 2018.

Not so bad to fix flood damage......once.

I have been shopping for plans online. I want the master, dining and living rooms with a rear view.That's hard to get in a smaller house. I am favoring this one right now. Where it shows brick I'd do stone and probably go with moss green. I'd take away the garage storage adjacent to the master closet and make it a closet off the master closet to serve as a room for safes and such.

Nice plan. Can you do a basement, have enough grade for a walk out basement?

Have you considered Insulated Concrete Form, (ICF) construction, at least for the basement?

There's a lot of ICF stuff on You Tube. Pretty neat system and with lumber being so expensive, probably not any more expensive.

And, it's super strong.
