The metal building is looking like $50-60k. 12' walls then an L shaped footprint. 3' soffit and a 54x10 overhang for covered porch so roofline is a rectangle

Framers around here are charging $15/ Sq ft to frame basic little spec homes. When I build 5 years ago I paid about $5.50 a ft but it was larger and more complex with 9' to 17' ceilings and covers front and rear porches. A basic spec then was about $3.50 ft framing labor. Contractors are doing extremely well lately.

Another guy in town is about $12 a square foot. Never even let him look at my plans as he is known for charging for every little change made throughout the framing portion.

Don't forget this is KCMO area.

Jackmountain got me curious now. I want to price precuts tomorrow at our two local lumberyards.

I been totally put off after hearing some So and So on here from Newport Beach or whatever say Boy Howdy durn 2ba fors ar $Ten dollars each.

If they are $3 ish, I’m gonna get a 100 of em and stack em away for projects.

My plumbing was over $14k for 2 bed 2.5 bath.

A 2x4x8' or a 92-5/8" precut will run you right at $5 ea. here at the Depot.
A 25 ga. 3-5/8" x 8' steel stud goes for $15 and change.

Not to sound like an old fart but I bought all my stick lumber August 10 1990.

A few days after Saddam invaded Kuwait, the lumber market her tanked.

Just at the perfect timing for me personally. I’d just gotten finished with footings and had my blocks up.

Got #1 precuts for $1.25.
2x8,2x10 were in 5,6,7$ ish range
2x6 were 3-4, 16ft were like 7,8$
Plywood was about $6 or 7 a sheet.

8” blocks .52 cents a piece

Concrete was like 60-75$ a yard

I was 21 years old building a 1600 sq ft house. No construction loan, had a couple of credit cards with $2000 limit.
Juggled a lot of balances, had 2 jobs me and her both. Pay the cards off end of the month, call every couple of months get limits upped.

Paid off in two years.

County inspector called me a liar said how much you got in this house, $28,000 and some change.
He says that’s 130,000 at the time. I only wanted to pay taxes on what I had in it. I was about to be educated in tax assessor or property and assessed value calculation. 🤦🏻💩☠️

If a guy is his own builder around here he can build for around $150 a square foot. A little more with some premium upgrades.

Builders here are charging 12-15% of total cost of build.

I wanted pre stained rough cut Dutch lap cedar, $16k delivered was cheapest bid. One lumber supplier was $33k for lap cedar but not pretreated.

Metal roof only about $2k more than fiberglass for 37 squares.

HVAC guy said equipment went up 8% in May so I had to add $800.
