That is cheap in relation to most of Montana! Around here the market is $60K plus per acre for hay field lots.

I was in Mackay this summer. Great spot- hard place to live if you are raising a family. You need more than 2 acres if you are gonna work it to make a living. Probably need at least 200.
60k an acre in town and I would be on for 15 around here!
300- 350k an acre is average for in town. You can buy 5 ac for 350k out in the weeds. Will need to add a well and power. Probably another 40k, probably have to cut in your own road, etc
Yep, winters in Mackay can be rough and last winter was a rough one. The elevation is 5900 ft and even in a normal year they get a lot of wind and snow there.
Idaho has been discovered, there is no more bargain land for sale anywhere in the state that I am aware of. Most of the Mackay area has been subdivided into small acreages which is reflected in the higher prices since that is what is in demand.

Mackey is right in a winter weather pattern that produces a lot of snow. We farm 45 miles north of there and get less than a quarter of what Mackey gets.
Summer is drier than a popcorn fart. Better have your water rights figured out or you’re going to have 2 acres of dust.
