On the sidebar topic of HOAs- personally I don't like them but if you can't rely on people to have some common courtesy I suppose they can have some good if kept to some minimal rules such as "no frontyard junkyard". A lot in my area are a bit over-restrictive in my opinion (Chandler area).
I will say that I have seen some neighborhoods where the "no HOA" thing certainly went in the wrong direction. In one cul-de-sac there was a trio of a) John Wayne Gacey's DIY Mansion of Massacre; b) rundown cuck house sporting a big "black lives matter" and other assorted gay shiit up front; c) someone's six-year-old got hired to do the exterior design and decorating- ugly blue paint, silver corrugate roofing and fencing instead of masonry, dumb looking yard art etc. (it did have nice fake grass).
