Have some property in NE Oklahoma , not really for sale but I keep getting offers. A week ago I got an offer that is 8 times what I figured it was worth so I am considering selling. Are these offers in any way binding on the buyer? Kind of wondering why the bigger than expected offer.

Scam. I keep getting very unrealistic offers for some remote hunting land that I have here in NH. I'm guessing the offers here are based strictly on the acreage and don't take into account the access, wetlands, etc. These offers go straight to the waste basket. "If something sounds too good to be true, it probably is."

Not necessarily in real estate, it is the low price that would be unbelievable. I heard of offers here that if over the appraisal, the difference was put in a cashiers check at closing.
It isn't energy that kills, its holes.

Just remember the old saying.."If it sounds too good to be true, it probably is.." Go to a realtor that's trustworthy and have them be your agent. That will weed out the crooks. They will know if the offers are legit.

Not necessarily in real estate, it is the low price that would be unbelievable. I heard of offers here that if over the appraisal, the difference was put in a cashiers check at closing. Dad had one of those mail in offers come on a piece of hunting ground he has. Too good he thought until he started looking at other places that were for sale and were selling. Around here land is pretty expensive. Even good row crop ground can go for $8k an acre. Some pieces of 20 acres or less can be over $10k an acre,more in an adjoining County.

Binding? Depends on the contract wording. Earnest money deposit would appear to be essential in such a transaction.

Kind of wondering why the bigger than expected offer. You don't say who these offers are from, but ...... Semi-wild guess - there is a suspected or known gas or/oil play there. A reservoir gets allocated across landowners. You might want to talk to adjacent land owners to see what they know.

You've got to have 5 acres per residence out here. 5 acre building lots are going for $140,000-$160,000. They were about half that when we moved out here 6 years ago.
I'm not sure why it's that way. It's not subdivision country. It's pretty much out in the sticks. But there's some fat cat's with big farms up and down the road. I guess they have some pull with the county government.
Some of the big farms cut off a few 5 acre building lots several years back. I only know of one for sale right now.
The Capitalist in me doesn't much like the idea. But the recluse in me likes the hell out of it. I'm one of the 5 acre peasants. My next door neighbor is a 200 acre bean/corn field.
So I'm good with it.

About a year ago, the voters in OK got to vote on some type of cannabis legalization...the gooks (or Hmong cartel growers) were so sure that it would pass, that several hundred families packed up and headed to OK...wanting to get in on the land rush before prices went up. The OK voters turned it down, wisely. I'm wondering if there is a bunch of them back there, law or no law, that are desperate to get growing again. They told a friend at the irrigation supply that a move to OK made sense on a lot of levels...milder climate, more central for market distribution, more water (Calif has been in a 30 year drought) and relatively cheap land prices. It might explain the fat offer.
Well this is a fine pickle we're in, should'a listened to Joe McCarthy and George Orwell I guess.
