I am finally going to get the land bought that I had been looking at. It has been a journey though. With an acceptable down payment, the owner has agreed to hold the rest of the note. What I need is a program to keep track of the principle and intrest. I would like to be able to make random principle payments and be able to keep track of all the money going out and of course a running balance. Is anyone out there an Excel wiz or have software I could borrow to download. Thanks in advance, Jeff

Thanks for the help Isaac. I have been through I don't know how many of these calculators but I can't find one that allows me to add to the principle at random and still keep a running total.
EX. Next year at tax time I want to put my return toward payoff, these amoritization calculators aren't really set up for this...and if they are, I can't figure them out.

Did your computer come with Quicken or Money? No, I just have Excel. Corporate laptop.

since you don't have any Quicken type software with built in functions, you may try something like Vorton software if you can't find an online calculator. I bought this for about $15 a bagillion years ago (the version I have stopped working on OS past ME). Nowadays I have MOney, Quicken, Quick Books Pro, etc but I still have this Vorton on our old internet unit. It appears to be available used for about $4.00

I think I will ask our IT guy if he has a copy of quicken or money. It won't hurt to ask.
I would had thought something could be whipped up on excel. I am not an excel whiz.

Weims- try this It'll keep track of your regular payment's P&I as well as let you add extra occasional payments.
