RE may indeed get cheaper, but nada wrong imo with buying it NOW.

the combo of price and interest rates make me believe you're doing a very good thing.

enough acreage to raise a garden and do a little gentleman farming and I'd say you've found your little piece of Paradise.

my hope is it ends up being a happy home for you and yours

About 10 acres of it is wooded. The north side of the woods is bordered by 50 acre field of corn, the west side is another 100 acres or so of woods and the east side is open till you get to the river.

Guessing there might be a deer or three hanging around.

If you're not skeered of a major change like this, you're not paying attention. Settling in one spot is a huge difference from bouncing all over the country, but it's satisfying to have a place to call your own. A lot of work, but you're working for yourself (and family). Makes it all worthwhile.

Scott that sounds alot like our place. The metal roof is there forever w/no maintenance to speak of. There is nothing like sitting on the porch w/a beer in one hand and your sweetheart's in the other...especially in the fall. I too set up a range not long after we got settled in and it has served me well. The interest rate is at an all time low and the taxes are chicken feed. Yes there will be a deer or two in those woods and a small food plot would just make it better. Plenty of elbow room...doesn't sound like you'll be bothered by neighbors. Nothing like owning your own place. Wish you well! powdr

I'm finding out that my realtor, while a nice person, is an idiot when it comes to VA loans.

Now I remember why I sold my last house without a realtor. Likely it's not my first rodeo and I'm walking her through the steps.

The frustration level is high though.

Why not, that is the amount, I have the past years records.

I'm also guessing my mortgage payment will likely be less than what some one here are making for a truck payment.

Some states use personal property tax or sales tax to fund schools rather than school property taxes.


Scott, the way you described the land and outlining areas, I believe this is the best of the bunch you've looked at.

It's not in a town, it's just county taxes. There is no trash service (I have to haul the trash off, or burn what I can, but that ain't an issue)

Only thing I'm paying is electric, the rest is septic/well, so I don't get much from the county.

I ain't paying state income tax either. There are places you can go a LONG way for your money. I refuse to live in a place I have to pay $6K a year in property tax and also pay state income tax.

Even in TX that has no income tax and uses property tax I paid only $680/year on a house valued at just under $200k on 4 acres, and you got a pretty damn nice house for that kind of money as well.

It all depends on where you live and how much you expect from the local/state government.
