I currently own about 175 acres in Western New York. It has a good mix of pines, hardwoods, and has a 25 acre alfalfa field on it as well as bordering a few more. Deer Hunting is pretty good along with spring and fall turkey and an occasional bear and coyotes/foxes. There are deer stands in place and a small hunting cabin.

Taxes are starting to get out of hand in NY, as I am not a resident, and they don't seem to be dropping any time soon.

Getting now to the Question. Do any of you have deer leases in NY or surrounding areas? Do you know what you or friends pay an acre? I would rather keep the ground instead of selling it, and am looking for ways for off set the taxes.

Please PM me if you don't want numbers on the board. Just trying to get an idea if its worth it or not.

There is a forestry tax deferrment kind of thing called 480a if you are going to keep it for sure.

My hunting club in just entering the forestry program , going to save us 50 % of our taxes.

The thing with leasing here in NY is that most people are asking to cover the entire tax nut in their pricing . The quality of the deer here don't justify that Kind of money. We looked into leasing an old dairy farm 1100 acres total , he wanted 25,000 for the right to walk on the land for the months of may, october , november first week of december. We respectfully declined. We can got to Saskatchewan for a week and kill B&C quality animals damn near every year for 3500. Here is what I would think would be the reasonable way to go about it . On 175 acres I would not want more than 3 guys total on it, really would only want 1 guy on it . What would you pay to use it if you were by yourself?

Depends on what kind of deer you killed off of it in the past and could show the individuals interested. We lease two farms in stueben county. One is about 250 acres with roughly 100 acres of it fields and pay 1100. The other is a little over a 100 acres and pay 1300. We are willing to pay more for the 100 acre lease because although they all but border each other we kill more and bigger deer off of the 100 acres then 250. Also most of the 100 acres is wooded with one old overgrown 15 acre field. We hunt 5 guys between the 350 acres and wouldnt want to add a 6th. I would ask around your area what people are getting per acre as I am sure it is different then the area we are in.

A couple years ago, I leased 72 acres from a logging company, it was 800 bucks for the year. I had to post it myself, and I had all rights except for the wood. It was in the Olean area.

Taxes in NY are about 5% of assessed value.

I think closer to 2 percent. If a house is assessed at 200k, the tax would be about 3000. It all depends on where you live. We have quite a lot of lakefront in our tax district.

Sounds like a property tax problem instead of a lease price problem. I pay $3/acre in property tax for income producing timber land with oil/gas leases (2) on it.
