I had a similar problem with a 100 acres of land that was left to me by my mother . Trespassers riding atvs , poachers and dumping garbage . I leased it to a local guy and his 2 sons to hunt for $1 per year with and understanding that he would keep folks out . Problem solved .
You can't leave a property vacant and not expect some low-lifes to take advantage of your absence .
