Check out Central Washington.....Near Moses Lake has all the prerequisites you mention. Climate is amazingly good most of the year.

I know that area well. Before I went NUTZ and sold my house in Bayview we went by there a lot. WA politics, taxes, and laws spook me.

And high crime, 90 per cent Mexican pop there now. Desert, no trees, hot as ballz all summer. Quail and duck hunting is ok.

Didn't know you were in the market Bruce, we sold my parents place in Ranchester WY, 13 miles from Sheridan in June. Right on the Tongue River. I'm regretting not buying it already.

Big lake about 40 miles away, a river, premo upland bird and big game hunting, cheap houses and you couldn't ask for nicer weather.
No Walmarts, only one fast food joint and a chitty old grocery store. Hospital stuff might also be an issue.
