It makes me cringe whenever I see a seller state in his ad "insurance at buyer's expense". It is the duty, obligation and responsibility of the seller to get it into the hands of the buyer once buyer has made payment. It doesn't matter if a wolverine got into a postal facility and ripped apart the package. It's not about fault.
I don't have an issue of a seller stipulating a price plus the cost of actual shipping and insurance.

That's pretty inconsiderate of you. House values have gone up appreciably over the past year. I'll bet it's worth closer to $38,000 now.
