As for getting rid of renters?
I know a guy who rents to Section 8 folks.
If they seem unwilling to move, he offers them$1000 to be gone in a week and the place not be trashed. Otherwise, he spends and loses money getting rid of them,they do damage, and eventually they get removed and have nothing.
It usually works for him.
That's also an excellent idea, costs less in the long run for sure.
