If you have a legal and signed sales agreement, then you do "own" the property, you should have went to the closing , payed the agreed on money and the taxes owed, which is 1 % here in PA to the attorney and left, you need to be sure and meet "all of your obligations" , they will sign off or be forced to by a judge, the rest are just formalities . If they force litigation, the judge will take the money out of the sellers share of the cash if they again fail to sign .
